The real estate market in the Coeur d Alene (CDA) area is hot and running. We have less that 2 months of housing inventory on the market and sales prices and number of homes sold are still increasing year over year. The surprising and somewhat scary statistic though is that the inventory is decreasing - 7% from December 2024 and 25% from November to December 2025. While some of the 25% is seasonal listings that expired off the market, that 7% decrease from last year is a bit shocking. If it continues, it could stress the market further, driving prices up come spring. So what does this mean for you?
Sellers: the market is steady and strong, there is no need to wait to list your home. The importance is pricing and to have the right marketing strategy that fits your needs.
Buyers: Don't wait! If you can qualify to purchase, now is the time. I mean in the next 2 months! This is the sweet spot in the market. Prices are still slightly lower from the winter and holiday price decreases and the buyer pool is slightly lower than once the spring buyers jump in and the market heats up.
